First tenant in Block V: Baker Tilly relocates to Hamburg’s Speicherstadt
The first tenant in Block V of the Speicherstadt historical warehouse district. leasing approximately 4,500 square metres, marks a key milestone for HHLA Immobilien in what is the largest refurbishment project in the district to date. The international consulting and auditing firm Baker Tilly is relocating its Hamburg office to the historical warehouse block in 2028.

Block V in the Brooktorkai quarter is part of the ongoing structural and functional regeneration of the Speicherstadt historical warehouse district. HHLA Real Estate has successfully prepared yet another landmarked building for the future, ensuring that the Speicherstadt historical warehouse district continues to develop as the diverse commercial area it has been for around 140 years.
“Block V exemplifies our commitment to responsibly developing historic buildings whilst creating contemporary work environments,” said Michael Fußner, Managing Director at HHLA Immobilien. “Baker Tilly is a tenant who appreciates the unique character of this location and who is committed to being a part of the Speicherstadt historical warehouse district for the long term.
Baker Tilly is one of Germany’s largest independent, partner-managed consulting firms, with around 1,740 employees at ten sites in Germany. The company is consolidating its Hamburg operations at its new site in the Speicherstadt historical warehouse district.
“The Speicherstadt historical warehouse district combines history, identity and the future in a way that matches Baker Tilly perfectly,” said Michael Esser, Managing Director and Site Coordinator at Baker Tilly. “The historical Block V offers a work environment that reflects our values and presents our staff with a unique place to work.”
The regeneration of the Speicherstadt historical warehouse district is conserving resources, preserving architectural heritage and creating unique work environments. Block V combines the landmarked fabric of the UNESCO World Heritage Site with modern building technology, creating a work environment that brings together historical structure and contemporary use.
The letting process was handled by the Hamburg-based real estate agent Grossmann & Berger Immobilien. “Baker Tilly’s decision in favour of Block V demonstrates that innovative space concepts can be successfully realised in the high-quality listed office spaces of the Speicherstadt historical warehouse district. We expect demand for these spaces to remain strong in the future,” said Thomas Schmitz, property consultant at Grossmann & Berger Immobilien. “We are delighted to have been part of this project.”
There are historical parallels too: the history of Baker Tilly dates back to the early 20th century – just like the Speicherstadt historical warehouse district itself. Both represent continuity and renewal at the same time. Securing the first tenant in Block V sends a clear signal that the Speicherstadt historical warehouse district remains a vibrant place to work that preserves its historical identity while creating space for the future.
